Short Term Let Licenses

Any property which is operating as a short term let must have an approved license from their local authority. The minimum standards are uniform across Scotland, but each council area has their nuances of additional conditions and process differences.

Most owners do not need planning permission to let out an entire dwelling, yet every property must have a short term let licence approved, before marketing the property for short term lets. Operating without a license is a criminal offence, carrying fines up to £2,500.

There are four licence types: secondary letting, home letting, home sharing and a hybrid.

We are on the ground, actively looking after both property and guests; not managing from behind a screen. We regularly inspect our homes and work closely with a trusted network of local housekeepers and trades across Loch Lomond and the surrounding villages. These are people who understand rural homes, lochside locations, and the realities of seasonal weather and access.

From routine checks to post-storm inspections, oversight is hands on and continuous. This isn’t remote, keyboard-led management; it’s active stewardship.

About the company

The company was founded in late 2020 when Gordon Shaw bought his first investment property in Glasgow to use for short term letting.

Before setting up the business Gordon had 20 years experience in the hospitality industry, working in senior management positions in some of the top hotels in the country, including The Old Course Hotel in St. Andrews and Blythswood Square Hotel in Glasgow.

“With hindsight, setting up a travel and tourism based business in the middle of the pandemic was a bold move, but it felt right at the time and it taught me to be agile and lean from the very beginning.”

“Since a very young age I always wanted to follow my Grandmother’s footsteps and have my own hotel. They may be a bit smaller, but I treat the holiday lets as mini hotels and I work hard to ensure the guest experience is as good at my properties as it would have been in any 5 star hotel I’ve worked in. In my adult years I have developed a passion for architecture and interior design, and setting up the holiday-lets allows me to indulge my creative side.”

In early 2021 Gordon bought his second property, this time on the Isle of Skye, which has since featured in The Scotland on Sunday and The Aficionados magazine. In 2021 he also took on his first managed property, looking after a newly refurbished apartment in Glasgow on behalf another owner.
